Most FAAC keypad and intercom failures in Irving come down to two things: water intrusion at the membrane or a dead transmitter in the older XKP series. Which FAAC Models This Applies To
FAAC has produced a few distinct keypad and intercom generations, and the parts don’t all interchange. The most common in Irving right now:
- XKP 1850 series - hardwired keypads on S418 and older C720/C721 swing operators. This series uses a 4-wire connection and a 12V DC supply from the control board. If you crack one open you’ll see a blue membrane and two DIP switch banks for code programming.
- KP 24 / KP 26 - newer radio keypads that pair wirelessly and run on two AA batteries. Common on FAAC E024U and 391 operators around Las Colinas communities.
- FAAC door phone / intercom modules - the 800 series audio panels tied to S450 and E024 systems. These are phone-line or radio-extension boards, and water is the primary killer in Irving’s spring storm cycle.
The compatibility gotcha worth knowing: an XKP 1850 will not talk to a FAAC E024U board without a signal adapter. We’ve watched DIY installs wire it straight in and smoke a $90 receiver. If the keypad has a black plastic backplate and a labelled terminal strip, it’s a hardwired unit. If it floats off the pillar with no wire visible, it’s radio.

- Keypad lights up but the gate doesn’t respond. In older wired units this is almost always a failed relay on the keypad board or a broken 4-conductor wire between the pillar and the operator. The keypad thinks it’s sending a signal; the board never hears it.
- Intermittent operation, works only in the morning. That pattern points to condensation inside the keypad housing. Irving mornings keep things cool, then the Texas sun bakes it and the circuit board flexes. Once the housing seal is compromised, humidity does the rest.
- Static or no audio on the intercom when a visitor calls the house. Older FAAC phone boards corrode at the terminal block where the phone line lands. The board fails gradually, and by the time you notice it the spare relay inside is already dead.
- Keypad beeps erratically or cycles through codes on its own. A cracked membrane lets water onto the key contact matrix. Rapid-fire beeping is the contacts shorting against each other, not a programming error.
- Radio keypad works from one side of the driveway but not the other. On KP 24 units this is a low battery or an antenna placed too low inside the housing. The radio signal doesn’t fail, it shrinks. You’ll notice the range had been getting worse for weeks before it stopped altogether.

DIY or Call Us?
FAAC keypad wiring is low voltage, so the safety risk is small. A 12V keypad won’t throw you across the driveway. The realistic danger of DIY is getting the connector polarity wrong or bridging two terminals and taking out the control board on a $2,000 operator. That’s the part we’d rather not see.
You can safely check a few things before calling. If the keypad is dark, check the breaker and the small inline fuse near the operator’s control board. If it’s a radio keypad, replace the batteries with fresh lithium AAs and test from right next to the gate. If the keypad beeps but the gate still won’t move, stop there. That’s an internal relay or board problem, and neither one is fixable from the outside.
If you’ve already opened the housing and found water, don’t power it back up until it’s dry and checked. Water across a powered circuit board turns a $130 keypad into a $600 board repair. A properly sealed FAAC keypad lasts 8 to 12 years in Irving, but the older XKP 1850 units often fail at 6 to 8 years because the membrane adhesive breaks down in sustained Texas heat and lets moisture in.
