Slide Gate With Failed Motor and Worn Track Wheels
This 16-foot slide gate had been dead for about three weeks. The motor would hum and then trip. We pulled the cover and found the gearbox stripped, plus two track wheels with flat spots from years of hard stops. We replaced the motor head with a LiftMaster unit already on the property, swapped all four track wheels, and re-set the limit switches so the gate no longer slams the end stop. Before we left, we ran it through twenty open-close cycles and photographed the travel limits.
Wooden Privacy Gate Rotted at the Bottom Rail
The bottom rail on this cedar gate had turned soft and spongy from years of splashback off the patio. Two pickets had split where nails had worked loose. We cut out the rotted rail, fitted a replacement cedar rail cut to the same dimensions, secured the sagging pickets with stainless screws, and matched the stain color so the repair blends in. The owner kept the old rail section for firewood, which tells you how dry it had gotten. Written price: $340, agreed before we cut anything.
Pedestrian Gate With Misaligned Photo-Eye and Faulty Keypad
The gate would close on anything in the path because the photo-eye (the infrared beam that stops the gate if something crosses it) had been knocked out of alignment by a lawn crew. The keypad was also dead, so the only way in was the manual release. We installed two new photo-eye units, re-aimed them at matching heights, replaced the keypad with a compatible DoorKing model, and programmed new entry codes on site. We tested the reversal function with a cinder block in the gate path. It stopped on contact and reversed within two seconds.
Cantilever Gate With Broken Chain and Bent Guide Roller
A delivery truck clipped this cantilever gate in the open position, snapping the drive chain and bending the upper guide roller bracket. We freed the gate from the track, replaced the chain with matching 40-series links, straightened the bracket with heat, and re-tensioned the drive so there is no slop at the gate leaves. The whole job was documented in photos: the broken chain on the ground, the bent bracket, and the final tension measurement written in the record.
Ornamental Gate With Cracked Welds at the Mid-Rail
The mid-rail on this steel gate had cracked where the pickets meet the horizontal rail. Over time the gate began twisting slightly when it opened. We ground out the old welds, re-welded each joint with proper penetration, then ground the beads flush so the repair is invisible under paint. We primed the bare metal to prevent flash rust.
